Three jobs, told honestly
Every roofer shows you their best photos. We'd rather tell you what actually happened, including the parts that got hard.
Dean's custom mansion roof
The most expensive residential roof we've ever done, and Dean made it clear from day one that he expected perfection. A 1-to-3 storey 12/12 mansion roof, an $85,000 scope, and vinyl siding that tar would ruin permanently if we let it touch.
We ran tarps from the gutters all the way to the ground. Nothing touched that siding. You can't use a picker on a pitch that steep, so every bundle went up by hand, with scaffolding, ladders and jacks doing the rest. Where multiple valleys intersected and went flat, we brought in Stone River Contracting for a torch-on section, because the right product in the right spot matters.
After final inspection Dean walked up and said, "Chris, I'm honestly a little disappointed." Then he continued, "I looked high and low for one little flaw, and I couldn't find one." He paid on the spot.
Ken's complete roof rebuild
Ken's roof had been leaking for years, and calling it a replacement was the understatement of the century. When we stripped the first layer we found a second complete roof underneath. That wood was rotten too. Under it, a third roof.
Tom and Chris switched from roofer mode to full carpenter mode. They rebuilt enough structure to run proper sheathing, matched the rest of the roof, and replaced all the fascia while they were at it. What started as a $15,000 re-roof became a complete structural rebuild, because that's what doing it right required.
Ken and his family were thrilled. The curb appeal difference was dramatic, and the house won't leak again.
Tim's cedar shake replacement
Tim's job looked straightforward from the ground: cedar shake tear-off and re-shingle, 102 bundles on a 12/12 with dormers. As soon as tear-off started, we knew better. The underlay had disintegrated, about 65 percent of the sheathing was rotten, the wind picked up, and the hornets made their feelings known all day.
We don't leave roofs exposed overnight, even when the forecast looks perfect. The crew started at 7am and worked until almost dark, got it sheeted and waterproofed the same day, and shingled it the next.
Tim came home to a new roof and was surprised to learn we'd fixed all his sheathing issues too. No complaints from the crew. That's just how the Maquinimales work.
